Friendly Wager: Bitcoin vs Real Estate (College Fund Edition)

My buddy bought a property and put it on a 15-year mortgage. His kid is 3, so the plan is to have it paid off right as the kid heads to college. Then they’ll either sell, cash-out refi, or keep it and pull some equity. The cool part is they want to involve their kid in choosing the strategy when the time comes—making it both a financial and educational move.

I said, “Alright—challenge accepted.” I’m taking the same down payment he used and putting it into Bitcoin. I’ll also DCA a reasonable monthly amount that mirrors the net cash flow his property produces. Same goal: when my kid turns 18, we’ll evaluate the Bitcoin stash and decide what to do—college, hold, spend, etc.

In both cases, it’s not just about the potential returns. It’s about giving our kids exposure to different types of assets and how they work.

The wager? Whoever ends up with more equity/value at the end takes the other family out to dinner—and we all sit down to reflect on how the two strategies played out.
